Frikes is a small harbour in the north of Ithaca at the mouth of a steep valley, with a handful of houses along the quay and the hill village of Stavros above it. It is the plainer of the two northern harbours, less photographed than Kioni and correspondingly a little quieter. It suits buyers who want a harbour village at a smaller scale still, with the ferry from Sami on Kefalonia and the services of Vathy at the other end of the island.

The harbour
Frikes lies where a valley from Stavros meets the sea, and the village is little more than the quay, a row of houses and tavernas, and the lanes climbing the valley sides. The water is used by yachts and by the island's fishing boats, and the coast on either side is rocky with small coves. Kioni is a short drive round the headland; the ferry from Sami on Kefalonia docks at Pisaetos in the south of the island.
Property
The houses of Frikes and the slopes of the valley above it come to market rarely and, as at Kioni, at a premium over the island's average. What is offered is generally a stone house in or near the village, sometimes a villa on the hillside with a view down to the harbour, and occasionally a plot on the terraces towards Stavros, where the 4,000 m² rule applies outside the settlement boundary. From listings in 2026, stone houses in the northern harbours are typically priced at €300,000–900,000 and villas at €0.9–3 million. Buyers are a mixture of Britons, Italians and diaspora Greeks, and most have known the island for years before they buy.
