The island

Lefkada is reached by a short floating bridge from the mainland, which changes everything about owning here: you can drive down from northern Europe, bring a car full of furniture, and arrive without a ferry timetable. The east coast faces a sheltered inland sea dotted with Meganisi, Skorpios and Kalamos — the best sailing water in Greece — while the west coast drops in white cliffs to beaches like Kathisma, Egremni and Porto Katsiki. Inland, the hill villages around Karya keep a life of their own. Dutch, Belgian and German buyers have been especially active; some agencies put foreign demand at around 70% of their enquiries.

Where people buy

Nidri, Nikiana, Perigiali and Vlicho on the east coast are the centre of the market: marinas, ferries to Meganisi and Kefalonia, and hillsides of contemporary villas looking over the islands. Sivota and Vasiliki in the south are quieter harbours with steep, spectacular slopes and the highest prices on the island in 2026. Agios Nikitas and the west coast attract buyers who want the sunsets and the big beaches and accept the winding road. Lefkada Town, with its Venetian-style timber houses, canal and marina, offers year-round life and apartments. Karya and Vafkeri in the interior offer stone village houses at a fraction of coastal prices. Meganisi, twenty minutes by ferry from Nidri, is a separate world of three villages and hidden bays — and is in the lower Golden Visa zone.

Prices in 2026

Portal averages in mid-2026 put Lefkada at roughly €3,900 per square metre — among the most expensive units in Greece — with the Vasiliki–Sivota south at about €4,750, the Nidri–Nikiana east around €4,100 and Lefkada Town about €3,400. Agency asking prices for pool villas run €3,500–5,500 per square metre, with prime waterfront well above. Lefkada led Greek island price growth in 2025 and is now slowing to low single digits. As indicative bands: a contemporary villa €1.9–3.8 million; waterfront from €2.5 million; a village house to renovate priced at €1,300–2,200 per square metre plus €800–1,200 per square metre of works; a swimming pool €35,000–70,000 to add.

Getting there

Preveza/Aktion airport (PVK) on the mainland is 25 km from the causeway, with summer flights from the United Kingdom, the Netherlands, Germany, Scandinavia and Israel. Athens is four hours by car on good roads; Igoumenitsa, with ferries to Italy, two hours. Studies for a fixed undersea link to replace the floating bridge were funded in 2026 but no construction has been decided.

Golden Visa

Lefkada has around 21,500 inhabitants and is in the €800,000 zone for the Greek Golden Visa. Meganisi, Kalamos and Kastos — small islands within the municipality's waters — are in the €400,000 zone.
