The village and the north
The northern half of Ithaca is a mountain block joined to the south by a narrow isthmus, and Stavros stands at its centre, on the road that links the coast villages. The view is towards Kefalonia across the strait, and the ground falls away to Polis Bay on the west and to Frikes on the east. The surrounding hamlets, spread along the ridge, share the village's stone architecture and its quiet.
Houses to restore
This is the traditional part of the island's market: village houses in stone, some in need of complete restoration, and land on the terraces with views to Kefalonia, most of it outside the settlement boundaries and therefore subject to the 4,000 m² rule. Ithaca has no published price index; from listings in 2026, houses on the island are typically offered at €300,000–900,000, villas at €0.9–3 million and plots with views at €80,000–400,000, with the hill villages at the lower end of each band. Buyers here are often Greeks of the diaspora, since the island has a large one in Australia and the United States, alongside Britons and other Europeans, and finding the right house is usually a slow process.
