Island guide
The island
Zakynthos is two islands in one. The south and east — Laganas, Kalamaki, Argassi, Tsilivi, Alykes — carry the package-holiday resorts and most of the tourist traffic. The Vasilikos peninsula, the western cliffs above Keri and the northern villages around Volimes are a different place: olive terraces, small coves, and the Laganas Bay marine park, whose loggerhead turtles restrict building on much of the southern shore and keep the waterfront rare. The town was rebuilt after 1953 in a plain style, with the Bochali hill above it giving the best views on the island.
Where people buy
Vasilikos and Gerakas on the south-eastern peninsula are the island's prime villa zone: the quietest beaches, the marine-park limits on new building, and the highest prices outside the north-west. Tsilivi and Alykes on the east coast are the practical choice for a new villa with rental potential, close to the airport and beaches. Zakynthos Town and Bochali offer apartments and houses with year-round life. Keri and Limni Keriou in the south-west attract buyers who want cliffs, sunsets and stone. The north around Volimes and Agios Nikolaos is the least developed part of the island and, on portal data, the most expensive per square metre in 2026 because so little is offered.
Prices in 2026
Portal averages in mid-2026 put Zakynthos at roughly €2,900 per square metre, the north-west highest at around €3,600, the town and Vasilikos zone about €3,000, Tsilivi around €2,750, Laganas about €2,650 and Alykes about €2,450. Prices rose only around 1% in the year to August 2026 — the flattest of the Ionian markets — which makes Zakynthos the island where a buyer's money goes furthest. As indicative bands: a villa on the Vasilikos peninsula €0.8–3 million; a new villa above Tsilivi or Alykes €0.4–1 million; a stone or view villa around Keri €0.5–1.5 million; town houses €0.2–0.6 million; apartments in Laganas or Kalamaki €120,000–300,000.
Getting there
Zakynthos airport (ZTH) has dense summer schedules from the United Kingdom, Germany, the Netherlands, Poland, Italy and Scandinavia; winter connections run via Athens. Ferries run from the town to Kyllini on the Peloponnese in about an hour and from Agios Nikolaos in the north to Pessada on Kefalonia in summer.
