Island guide
The island
Paxos has no airport, one main road and about 2,500 residents. That is the point. Reached by hydrofoil from Corfu or ferry from Igoumenitsa, the island is an unbroken olive grove with a cliffed west coast, a soft east coast of small coves, and three villages on the water: Gaios, the capital, with its Venetian houses facing the islet of Agios Nikolaos; Loggos, the smallest and most photographed; and Lakka, at the northern tip on a horseshoe bay. Antipaxos, across a short strait, has beaches of white sand and turquoise water and almost no houses. Italians and British buyers have dominated for decades, and the island has a repeat clientele that returns every summer.
Where people buy
There are no zones on Paxos in the way Corfu has them; there is the waterfront, the hillsides above the three villages, and the interior groves. Villas with sea views above Gaios, Loggos and Lakka are the core of the market. Stone houses in the villages and in the interior hamlets around Magazia are the traditional alternative. Land is scarce and increasingly restricted by planning rules, and the forthcoming local urban plan is expected to set island-specific minimum plot sizes.
Prices in 2026
Paxos posted the largest year-on-year gain in the Ionian on the Spitogatos index in the second quarter of 2026, at roughly €3,850 per square metre as an island average. Agency asking prices for sea-view villas run €5,000–8,000 per square metre and waterfront above €8,000; entry-level villas start at around €1.1 million and the top of the market reaches several million. Only a few dozen properties are on the open market at any time; a good share of sales happen by introduction.
Getting there
Fly to Corfu, then an hour by hydrofoil from Corfu port to Gaios, or a ferry from Igoumenitsa on the mainland. Water taxis and hire boats are the way to reach Antipaxos and the coves.
Golden Visa
Paxos, including Antipaxos, has 2,466 inhabitants at the 2021 census and is therefore in the €400,000 zone for the Greek Golden Visa — the lowest threshold available in the Ionian for a habitable property, with the 120 m² rule applying as everywhere.
