The island

Kythira belongs administratively to Attica and geographically to nowhere: it hangs between the Peloponnese and Crete, with the Ionian on one side and the Aegean on the other. It was Venetian for centuries like the rest of the Heptanese, then British, and its villages — Chora with its castle, Kapsali below it, Avlemonas on the east coast, Potamos and Agia Pelagia in the north — have a plainer, drier beauty than the northern islands. A large part of the population emigrated to Australia in the twentieth century, and their children and grandchildren are a significant part of today's buyers, alongside Athenians and a few northern Europeans.

Where people buy

Chora and Kapsali are the island's postcard: houses in the castle town and around the double bay below it. Avlemonas, a small harbour on the east coast, is the most sought-after village for a summer house. Agia Pelagia and Potamos in the north are the practical choice, near the ferry and the island's shops. Inland villages offer stone houses to restore and land with views at modest prices by Ionian standards.

Kythira has no published price index and a thin, seasonal market. Prices are generally below those of the northern Ionian islands, with village houses to restore, restored stone houses and a small number of villas making up most of the supply. Getting there

Kythira airport (KIT) has domestic flights from Athens and seasonal connections; ferries run from Neapoli on the Peloponnese in about an hour and from Piraeus and Crete on longer routes. It is the least accessible of the seven islands, which is part of what keeps it as it is.

Kythira has about 3,600 inhabitants and lies in the Region of Attica, so on both grounds it is in the €800,000 zone for the Greek Golden Visa.
