Kioni is a harbour village in the north of Ithaca, a horseshoe of houses stepping down to a small quay, reached by a road that winds down from the hill villages. It is the village most visitors picture when they think of the island, and one of the two northern harbours where property carries a premium. It suits buyers who want a stone house above a harbour of yachts, on an island with no airport that is reached by ferry from Sami on Kefalonia.

The village
The houses of Kioni are arranged in an amphitheatre around the bay, most of them built or rebuilt after 1953 in the plain neoclassical manner of the island, with the road entering at the top and the quay at the bottom. The bay is a favoured anchorage, and in summer the waterfront is busy with boats; out of season the village is very quiet. Frikes, the other northern harbour, is a short drive round the coast, and Vathy lies on the far side of the isthmus that joins the two halves of the island.
What comes to market
Stone houses in the village and villas on the slopes above it, looking down to the harbour, are the typical offering, and both command a premium over the rest of the island. Supply is measured in single properties, and the right house may not be advertised at all. As an indicative band from listings in 2026, stone houses in Kioni are offered at €300,000–900,000 and villas at €0.9–3 million, with a few exceptional properties above that. Buyers are Britons, Italians, Greeks of the diaspora and other Europeans, several of whom first saw Kioni from the deck of a boat. Ithaca's population places it in the €400,000 Golden Visa zone, subject to written confirmation.
