The island

Corfu is where most people start. It has a year-round airport with direct flights from most of Europe, a UNESCO-listed old town with Venetian, French and British layers, daily ferries to Italy and the mainland, and a landscape of cypress and old olive groves that is closer to Tuscany than to the Cyclades. It is also the most developed Ionian market: the most listings, the most agents, and the clearest price differences between one coast and another.

Where people buy

The north-east coast — Kassiopi, Agios Stefanos, Avlaki, Kerasia, Kalami, Agni, Nissaki and Barbati — is the island's prime zone: steep, wooded hillsides falling to small pebble bays, with Albania across the strait. Villas here are the most expensive on the island and supply is thin; the new marina at Imerolia near Kassiopi, confirmed in 2026, adds to the appeal. Corfu Town and Kanoni offer Venetian townhouses, apartments with sea views and year-round life. The east coast from Kontokali and Gouvia (the island's main marina) through Dassia and Ipsos is convenient and busier, with apartments and villas within twenty minutes of the airport. The north — Acharavi, Roda, Sidari, Arillas, Agios Georgios Pagon — has long sandy beaches, gentler prices and a large expatriate community. The west around Paleokastritsa, Liapades, Ermones and Pelekas is dramatic and quieter, with sunsets and a smaller market. The south — Benitses, Moraitika, Messonghi, Agios Georgios Argyrades, Lefkimmi — is flatter, greener and the most affordable coast on the island.

Prices in 2026

Portal averages in mid-2026 put Corfu at roughly €3,000 per square metre island-wide, with the Kassiopi municipal unit above €4,700 and the Barbati–Nissaki stretch not far behind; the north and south coasts sit around €2,000–2,700 and the deep south below €1,800. Agency asking prices for new-build sea-view villas on the north-east coast run higher still, commonly €5,000–8,000 per square metre. As indicative bands: a new villa with pool on the north-east coast €1.3–4 million; a renovated stone house €0.6–1.5 million there and €0.25–0.6 million in the north; a Venetian townhouse in the old town €0.4–1.5 million; a plot with permit from about €80,000 in the north to well over €250 per square metre on the waterfront. Corfu prices rose by around 12% in the year to August 2026, led by the north-east.

Getting there

Corfu airport (CFU) is a year-round airport with dense summer schedules from the United Kingdom, Germany, Italy, the Netherlands, Scandinavia, Poland, Israel and elsewhere, and a terminal extension in planning. Ferries run to Igoumenitsa on the mainland in about ninety minutes, and to Bari, Brindisi, Ancona and Venice in Italy. Paxos is an hour by hydrofoil from the port.
