Vathy is the capital of Ithaca and sits at the head of a long, sheltered bay on the island's east coast, reached by ferry from Sami on Kefalonia to the nearby port of Pisaetos or, on some sailings, into the bay itself. The town
The bay at Vathy is so deep and enclosed that the town seems to stand on a lake, with the islet of Lazaretto in the middle of the water and the houses rising in tiers around the quay. The streets are neoclassical in proportion, low and orderly, and the town holds the island's services and its winter life. Pisaetos, where most ferries from Sami dock, is a short drive over the hill; there are also sailings from Astakos on the mainland and, in summer, from Lefkada.

Vathy offers the widest choice on Ithaca: town houses and apartments on the streets behind the harbour, villas on the slopes around the bay, and plots with views on the roads out of town. There is no published price index for Ithaca, but from listings on the market in 2026 stone houses in Vathy are typically offered at €300,000–900,000 and villas at €0.9–3 million, with view plots at €80,000–400,000. Buyers are Greeks from the diaspora, Britons, Italians and other Europeans who want the opposite of a resort, and many of them first came to Ithaca by boat. With 2,862 inhabitants at the 2021 census the island is in the €400,000 Golden Visa zone, although the classification should be confirmed in writing before relying on it.
