Gaios is the capital and main harbour of Paxos, where the hydrofoil from Corfu arrives after about an hour, sheltered from the open sea by the islet of Agios Nikolaos. The harbour town
Gaios faces a narrow channel rather than the open sea, and the islet of Agios Nikolaos in front of it turns the waterfront into something closer to a canal. The houses along the quay are Venetian in proportion, and behind them the lanes climb to the road that runs the length of the island. Corfu is an hour away by hydrofoil, Igoumenitsa on the mainland by ferry, and Antipaxos and the coves of the east coast by water taxi or hire boat.
Houses and villas
The town itself offers a small number of period houses and apartments, most of which change hands rarely. Above it, on the hillsides to the north and south, are the villas with sea views that form the core of the Paxos market, many of them built for or by British and Italian owners who return each summer. Supply is tight across the island, with only a few dozen properties openly for sale at any time, and a good share of transactions are agreed by introduction. As a guide, agency asking prices for sea-view villas on Paxos run at €5,000–8,000 per square metre and waterfront property above €8,000, with entry-level villas from around €1.1 million. Paxos, with fewer than 3,100 inhabitants, is in the €400,000 Golden Visa zone.
