Loggos is the smallest of the three villages of Paxos, a single curve of houses around a tiny harbour on the east coast, between Gaios and Lakka. It is the village most often photographed and the one with the least room to grow, hemmed in by the hillside behind it. It suits buyers who value a working fishing harbour at their door and accept that very little here is ever for sale.

The village

Loggos is reached by a lane that drops from the main road through the olives to the water. The houses stand directly on the quay, with a few boats moored in front of them, and the slopes on either side of the harbour are terraced olive groves with villas set among them. The east coast on both sides of the village is a run of small pebble coves reached by footpath or by boat.

Property

The market at Loggos is measured in single houses rather than streets. A restored stone house in the village, a villa on the hillside above with a view across to the mainland, or a plot with an old ruin in the groves are the usual forms, and each appears rarely. Italian and British buyers dominate, and a good number of sales are agreed privately before any listing is published. Agency guidance for Paxos puts sea-view villas at €5,000–8,000 per square metre and waterfront property above €8,000; entry-level villas start at about €1.1 million and the top of the market reaches several million. Expect to look for some time, and to hear of houses through people rather than portals.
