Magazia is the inland village of Paxos, on the main road through the middle of the island, roughly midway between Gaios and Lakka. It lies among the olive groves that cover the interior, with the cliffs of the west coast a short distance beyond. The interior

Paxos is an unbroken olive grove from one end to the other, and Magazia and its neighbouring hamlets sit in the middle of it, away from the summer traffic of the ports. The houses are stone, often with old presses and cisterns attached, and the roads between them are narrow. The west coast, with its cliffs and sea caves, is reached by short lanes from the village; the harbours of the east coast are a few minutes by car.

The market

This is where the traditional stone houses of Paxos come to market, some restored and some still to be done, along with plots among the olives that are increasingly restricted by planning rules. A forthcoming local urban plan is expected to set island-specific minimum plot sizes, which adds to the value of land that already has a permit. Prices inland are lower than on the coast: agency guidance for Paxos puts less-favoured positions at €2,000–2,500 per square metre against €5,000–8,000 for sea-view villas. Buyers here are often the same British and Italian families who know the island well and prefer the groves to the quay.
