Property for sale in Lakka, Paxos

Lakka sits at the northern tip of Paxos on an almost enclosed horseshoe bay, at the far end of the island's single main road from Gaios. It is the second of the three harbour villages, smaller and quieter than the capital, with tavernas around the water and a bay that fills with yachts through the summer. It suits buyers who want to be close to a village and to the water rather than up in the olive groves.

The bay

The bay at Lakka is nearly closed by its two headlands, which is why sailing boats favour it and why the water inside stays calm. The village occupies the southern shore, a cluster of white and ochre houses around a small square, and the hillsides on either side carry olive terraces and a scattering of villas. The cliffed west coast of the island begins beyond the headland to the west.

What comes to market

Houses in the village are few and are usually sold to people who already know the place. The more typical purchase is a villa on the slopes above the bay with a view down to the anchorage, or occasionally a stone house among the olives inland. Buyers are mainly British and Italian, with a repeat clientele who have rented in Lakka for years before they buy. Indicatively, sea-view villas on Paxos are offered at €5,000–8,000 per square metre and anything on the water above €8,000; the island's few dozen open listings in 2026 ranged from about €600,000 to more than €6 million. The island is in the €400,000 Golden Visa zone.
