The double bay
Kapsali's two bays sit side by side beneath the rock of Chora, one with the harbour and the beach and the other more open, with a road climbing from the front to the town above. In summer yachts moor along the quay and the beach fills with the island's visitors; in winter Kapsali is nearly closed, with the life of the island moved up the hill to Chora. The islet off the bay and the cliffs to the east are part of the view from almost every house.
Property
Houses along the front and on the slopes up to Chora, apartments and rooms built for the summer trade, and a few villas on the hillsides on either side make up the stock, together with plots on the road to Chora. Waterfront houses are few and sell rarely. There is no price index for Kythira that we would rely on, and the market is thin and seasonal, so no reliable average exists for Kapsali; asking prices appear on each listing, and they are generally below those of the northern Ionian islands. Buyers are Athenians and diaspora Kytherians for the most part, along with a small number of Europeans who have found the island and prefer it quiet.
