The harbour and the cape
The harbour sits in a small bay with an islet in front of it and the coast road running north to the cape, where the caves in the limestone are reached by boat, and south along the coast towards Alykes. The ferry to Pessada in the south of Kefalonia runs in summer and makes Agios Nikolaos the one point on Zakynthos from which the other islands can be reached without going via the mainland. Volimes and the plateau of the north are above the village.

Property is a few houses in and above the village, holiday units near the harbour, villas on the slopes with views along the coast, and plots on the terraces between the village and Volimes. Agios Nikolaos lies in the Elatio municipal unit, which portal averages in 2026 put at around €3,600 per square metre, the highest on the island; the figure rests on a small number of listings and reflects scarcity in the north more than a large market. Buyers are German, Dutch and British, together with the occasional purchaser from Kefalonia across the strait, and most want a house in an undeveloped setting rather than a rental product.
