The peninsula
The peninsula's eastern shore faces the open sea and the mainland, its western shore faces Laganas Bay, and the road down its spine passes through scattered hamlets rather than a resort. Much of the western side and the tip lie within the Laganas Bay marine park, where the nesting beaches of the loggerhead turtle restrict building and lighting, which is why the waterfront is so rarely for sale. Zakynthos Town is a short drive north; the airport is on the far side of the bay.
Villas
Vasilikos offers villas with pools set back in the groves, some of them large, along with houses in the hamlets and a limited supply of plots whose permits deserve close checking because of the park boundaries. Portal averages in 2026 put the Zakynthos town unit, which includes the peninsula, at around €3,000 per square metre; the portal does not separate Vasilikos, and a villa on the peninsula is offered at €0.8–3 million as an indicative band, the highest on the island outside the north-west. Buyers are British, Dutch and German, with families who want quiet beaches and investors who rely on the peninsula's reputation for well-rated pool villas, whose gross yields on the island are put at 5–8% on a fourteen-to-eighteen-week season.
