It is farming and stone-building country with a tradition of weaving, and the least developed part of the island. The north-west
Volimes is really three villages, Ano, Meso and Kato Volimes, spread across the high ground of the north-west, with the cliffs of the west coast and the viewpoint over the shipwreck beach a short drive away and the road down to Agios Nikolaos and the north-east coast on the other side. The land is olives, vines and stone walls, and there are no resorts.
Land and stone houses
The market here is stone houses in the villages, some restored, and above all land: plots with views on the plateau and the slopes, which German-speaking buyers and small developers have sought for villas in the last few years. Portal averages in 2026 put the Elatio municipal unit, which covers Volimes and the north-west, at around €3,600 per square metre, up 7% on the year and the highest on Zakynthos, a figure produced by a small number of listings rather than by a large market, and one to read with that in mind. Buyers are German, Dutch and British, together with Greeks from the villages, and the north's calm and its lack of building are the attraction; the planning status of any plot outside the village boundaries should be established before an offer.
