The tip of the peninsula
The peninsula narrows towards Gerakas, and the last stretch of road passes through olives and low scrub before reaching a car park above the beach. The beach itself is closed at night in the nesting season, and the clay cliffs behind it are unbuilt. The houses and villas are back from the shore on the higher ground, looking either east to the open sea or west across Laganas Bay.
Property
Very little is built at Gerakas and little is permitted, which makes it a market of a handful of villas, houses on the approach road and, rarely, land whose building rights must be verified against the park's zoning before any offer. Portal averages in 2026 put the Zakynthos town unit, which covers the whole peninsula, at around €3,000 per square metre, and a villa on Vasilikos is offered at €0.8–3 million as an indicative band. Buyers here are those for whom the restrictions are the attraction: families and couples who want silence and a beach, usually British, German or Dutch, and rarely investors, since the rules that protect the setting also limit what can be let and built.
