The bay
The village faces south down the bay towards Sami, with Ithaca across the strait and the slopes of the Pylaros valley behind. It is a favourite overnight stop for yachts sailing between Fiskardo and Ithaca, and the small pebble coves along the road north are its beaches. Sami, with the ferries to Ithaca and Patras, is a short drive round the bay; the airport is on the far side of the island.
The market
The stock is village houses, some restored, together with newer villas on the slopes above the harbour and towards the coves, and plots in the valley. Portal averages in 2026 put the Pylaros municipal unit, which covers Agia Efimia and the Myrtos coast, at around €2,150 per square metre, up more than 20% on the year from a low base. Agency guidance for Sami and Agia Efimia puts houses at €0.35–0.9 million as an indicative band and the wider east coast at €1,800–3,000 per square metre. Buyers are British above all, with Italians who arrive by boat, and the village suits those who want a harbour without Fiskardo's prices.
