Property for sale in Sami, Kefalonia
Sami is the main port on the east coast of Kefalonia, at the foot of the mountains on a wide bay facing Ithaca, with ferries to Ithaca and to Patras on the mainland. It is a working town rather than a resort, rebuilt after 1953 along a long waterfront, with beaches nearby and the caves and underground lake of the limestone country behind. It suits buyers who want a year-round town on the quiet side of the island and prices among the lowest on the coast.

Area guide
The port
Sami's waterfront is a line of cafés and the ferry quay, with the town on flat ground behind and Ithaca filling the horizon. It is the island's link to the Patras route and the crossing to Ithaca, which gives it a purpose beyond tourism and keeps it open in winter. Agia Efimia is up the coast to the north, Poros to the south, and Argostoli and the airport are across the island by road.
Houses and prices
Sami is where portals and agencies point buyers on a budget: houses in and around the town, villas on the slopes with views to Ithaca, and plots in the valley behind. Portal averages in 2026 put the Sami municipal unit at around €2,350 per square metre, down some 6% on the year and among the lower figures on the island, with agency guidance for the Sami and Skala area at €1,800–3,000 per square metre. As an indicative band, houses around Sami are offered at €0.35–0.9 million. Buyers are largely British, often retirees or couples planning longer stays, along with Italians who know the port from the ferry.
