Fiskardo is the harbour village at the northern tip of Kefalonia, at the far end of the island's hour-and-a-half length from the airport, and the one place where the Venetian houses survived the 1953 earthquake. It is the yachting stop of the island and its most sought-after address, with the ferry to Lefkada leaving from the harbour. It suits buyers who want a stone villa above a working harbour and accept that much of what sells here never reaches the open market.

The harbour
Fiskardo faces east across the strait to Ithaca and Lefkada, with a waterfront of pastel eighteenth-century houses, a quay lined with yachts in summer, and cypress-covered slopes rising behind. The surrounding coast is a series of small coves reached by lanes through the trees, and the village keeps a life of its own through the winter. The ferry to Lefkada and the road south to Assos both start here.
Stone villas and scarcity
Property is stone: restored village houses, stone-built villas with pools on the slopes and in the hamlets around the harbour, and very occasionally a plot with a permit. Supply is structurally thin, with one large local agency listing roughly one property in the north for every three in the south, and a good share of sales are agreed quietly. Portal averages in 2026 put the Erissos municipal unit, which covers Fiskardo and Assos, at around €2,850 per square metre, while agency asking prices for premium stone houses and villas here run at €3,200–5,000 per square metre. As an indicative band, a stone villa in Fiskardo is offered at €0.9–3 million; waterfront plots are rarely available and priced far above the island's plot bands. Buyers are British, Italian, American and French, with Italians the largest group of enquiries on the portals that serve them.
