Katelios · Kefalonia
Property for sale in Katelios, Kefalonia
Katelios is a small fishing village on the south coast of Kefalonia, between Skala and the Livathos, with a bay of sand and shingle and low, cultivated land behind it rising to the mountain. It is quieter than Skala, with a few tavernas at the harbour and houses scattered across the slopes. It suits buyers who want a new villa or a house near the sea in a village that has not turned into a resort.

Area guide
The bay
The village lies at the eastern end of a long, low stretch of coast where the land is flat and green before the hills begin, which gives it a different feel from the cliffs of the north. The beach is shared with a small harbour of fishing boats, and the hamlets on the slopes above look south over the sea. Skala is a short drive east along the coast; the airport is under an hour away by road.
Property and prices
Houses for sale in Katelios are typically newer villas with pools on the slopes above the bay, built for a mixture of own use and summer letting, along with village houses and plots in the hamlets behind. Portal averages in 2026 put the Eleios-Pronnoi unit, which includes Katelios with Skala and Poros, at around €2,850 per square metre, and a new villa here is offered at €0.45–1.1 million as an indicative band, with plots with permit across the island at €60,000–350,000. Buyers are largely British, with Dutch and German purchasers who want a quieter address than Skala at a similar price, and the village's calm is the main reason people choose it over the larger resorts.
