Skala is the resort village at the south-eastern corner of Kefalonia, at the end of a long sandy beach, about an hour from the airport by road. Rebuilt on the coast after 1953, with the old village on the hill above, it is where much of the island's new villa building of the last decade has taken place. The village and the beach
Skala is a grid of streets behind a long beach that runs towards Katelios, with pine-covered slopes behind and Old Skala, the original settlement abandoned after the earthquake, higher up. The village has shops and tavernas that operate through a long season, and the coast road links it to Poros in the north and Katelios to the west.
New villas
The stock here is among the newest on the island: villas with pools built in small groups on the slopes behind the village and along the road to Katelios, together with apartments and older houses in the village and plots on the hills. Portal averages in 2026 put the Eleios-Pronnoi municipal unit, which covers Skala, Katelios and Poros, at around €2,850 per square metre, up 7% on the year, and agencies quote €1,800–3,000 per square metre for the Skala area. As an indicative band a new villa at Skala is offered at €0.45–1.1 million. Buyers are British retirees and families, Dutch and Belgian purchasers who let their villas in summer, and a growing number of Americans; searches for villas for sale in Skala are among the most common for the island.
