The village

The Livathos is the fertile, low-lying south-west of Kefalonia, a district of villages among olives and vines, and Spartia is one of the larger of them. It stands on the edge of the plateau where the land drops to the sea, with a cove and a small beach below reached by a lane, and the coast road linking it to Svoronata in the west and to Trapezaki and Lourdata in the east.

The market

Spartia has houses in the village, both old and rebuilt, and villas with pools on the slopes towards the sea, along with plots in the groves that are increasingly sought for new building. Portal averages in 2026 put the Leivatho municipal unit, which covers Spartia and the airport belt, at around €2,950 per square metre, the highest of the island's units, and agencies offer new villas in this belt at €0.7–1.8 million as an indicative band, with plots with permit at €60,000–350,000 across the island. Buyers are British, with Dutch and Belgian purchasers who want a rentable villa within a short drive of the airport and Greek families with roots in the village.
