The isthmus and the fortress

The village sits at the foot of the road that zigzags down from the coast road above, its houses set around a harbour that looks north along the cliffs. The fortress, built by the Venetians at the end of the sixteenth century, occupies the headland across the isthmus and is reached on foot. Myrtos, the white-cliffed bay on the postcards, is a short drive south along the same coast; Fiskardo lies to the north.

Assos was rebuilt after 1953 in stone and the houses in and above the village are stone still, which is what buyers come for. What reaches the market is a restored house in the village, a stone villa with pool on the slopes above with a view to the fortress, or occasionally a ruin to rebuild. Assos and Fiskardo share the Erissos municipal unit, which portal averages in 2026 put at around €2,850 per square metre; premium stone houses and villas in the north are offered at €3,200–5,000 per square metre by agencies, and a stone villa at €0.9–3 million as an indicative band. Renovating a stone house costs roughly €900–1,400 per square metre. The clientele is British and Italian, with American interest growing.
