Agios Nikitas is the one village on the west coast of Lefkada, a small cluster of houses in a fold of the cliffs with a single lane running down to a cove and the long beaches of the west coast on either side. It faces the open Ionian and the sunset, and the road to it winds. It suits buyers who want the big beaches and the evening light, and who accept a longer drive to the town and the airport in exchange.

Area guide
The village
The village is reached by a road that climbs out of Lefkada Town and follows the high ground above the coast before dropping to the cove. Its centre is closed to cars in summer and consists of a few lanes of houses, tavernas and small hotels. To the south the cliffs give way to the wide beach of Kathisma; to the north the coast is less accessible. Lefkada Town and the causeway are the nearest places of any size.
Property and prices
Property here is mostly villas on the slopes above and behind the village, built for the view, along with a small number of houses in the village and plots on the high ground along the coast road. German and other northern European buyers have long favoured this side of the island, and agencies quote €3,500–5,500 per square metre for pool villas above Agios Nikitas. Administratively the west coast belongs to the Lefkada town unit, which portal averages in 2026 put at around €3,400 per square metre; there is no separate figure for the west coast, and sea-view villas here are priced above that average. Land outside the settlement boundary should be checked against the planning rules before any offer.
