The island

Meganisi lies in the sheltered water between Lefkada and the mainland, next to Skorpios. Its northern coast is a lace of small bays — Spilia, Atherinos, Abelike — that fill with yachts in summer; the south is cliffs and caves. The three villages of Spartochori, Katomeri and Vathy sit on the plateau above the harbours, with fewer than a thousand residents between them. The island has kept its scale: no large hotels, a few tavernas, and a ferry timetable that structures the day.

Where people buy

Villas with views over the bays above Spartochori and around Vathy are the main market, often built on olive terraces by Greek and northern European owners over the last twenty years. Village houses in Katomeri and the other two villages come up occasionally and suit buyers who want to be in the community rather than above it. Land with a permit is scarce; outside the villages the 4,000 m² rule applies.

Prices in 2026

There is no published index for Meganisi; the market is a few dozen properties a year. Prices follow the Lefkada east coast with a discount for the ferry, and are shown on each listing.

Getting there

Fly to Preveza/Aktion (PVK), drive to Nidri on Lefkada, then twenty to thirty minutes by ferry to Spilia or Vathy. Owners with boats treat the crossing as part of the pleasure.

Golden Visa

Meganisi has 926 inhabitants at the 2021 census and is in the €400,000 zone for the Greek Golden Visa, unlike Lefkada itself.
