Setting
The east coast of Lefkada faces an inland sea rather than the open Ionian, and Nikiana sits on the northern part of that shore, where the coast road runs close to the water. The village has a small fishing harbour and a pebble beach, and most of the property lies on the slopes behind, where the views take in the mainland hills and, further south, the islands off Nidri. Lefkada Town and the causeway are a short drive north; Nidri and its ferries to Meganisi are a short drive south.
Property and buyers
Contemporary villas with pools on the hillside are the main product, some of them recent builds in small groups, along with older houses in the village and occasional plots. Nikiana is one of the addresses agencies name for British buyers on a value budget and for Dutch and Belgian purchasers who let their villas in summer, both drawn by the road access from the airport. Portal averages in 2026 put the Ellomenos municipal unit, which runs from Nikiana down to Nidri and Vlicho, at around €4,100 per square metre, with pool villas on this coast offered at €3,500–5,500 per square metre by agencies.
