The coast
The west coast of Lefkada is a wall of cliffs with beaches at their foot, and Kathisma is one of the easier to reach, with a road that switchbacks down to the sand. Above it the hillside is steep, with villas set into it at intervals, and above that the road continues south towards the beaches of Egremni and Porto Katsiki. Agios Nikitas, with its lanes and tavernas, is next door to the north; Lefkada Town is the nearest place with a full range of services.
What exists here
There is no village at Kathisma, only villas and holiday houses on the slope, most of them built in the last twenty years with the view as the reason. Plots come up along the coast road from time to time, and the planning position of land outside the settlement boundaries deserves careful checking. Buyers tend to be German, Dutch and British families who know the west coast from holidays. Kathisma falls within the Lefkada town municipal unit, which portal averages in 2026 put at around €3,400 per square metre; agencies price pool villas on this coast at €3,500–5,500 per square metre, well above that figure, and a contemporary villa on Lefkada is offered at €1.9–3.8 million as an indicative band.
