Karya is the principal village of Lefkada's mountainous interior, set high in the centre of the island with a square shaded by plane trees and a tradition of lace-making that still gives it an identity of its own. It is a real village with a year-round population, well away from the coast. It suits buyers who want a stone house to restore at a fraction of coastal prices and who value the hill villages for their own sake.

The interior
The road up from Lefkada Town or from Nidri climbs through olives to a high plateau where Karya sits, cooler than the coast in summer and with an ordinary year-round life that the resorts do not have. The smaller hamlets around it, Vafkeri among them, share its stone architecture, and the east coast is a short drive down the mountain.
Houses and prices
The stock is traditional: two-storey stone houses on the lanes, some restored and many needing work, and occasional plots at the village edge. Portal samples for the Karya and Sfakiotes units are too thin to quote a reliable average, and the figures that appear on price maps swing widely from year to year for that reason; what is clear is that prices are well below those on the coast. Agency guidance for Lefkada puts a village house to renovate at €1,300–2,200 per square metre, with €800–1,200 per square metre of works on top and a pool, if wanted, at €35,000–70,000. Buyers are often German, Dutch or Greek, and the interest is in the village rather than in rental yield.
