The inlet
The bay runs inland for a considerable distance between wooded hillsides, so that from the village the open sea is out of sight. The slopes on both sides have been built with villas over the last two decades, many of them recent and designed around a pool and a view down to the moorings. Vasiliki is a short drive west over the hills; Nidri and its ferries lie to the north along the coast road.
Villas and prices
Sivota has become the address that sets prices for the south of Lefkada. Contemporary villas with pools are the main product, including small developments marketed to Dutch and Belgian buyers who let them in summer, alongside older houses in the village and a small number of plots on the slopes. Portal averages in 2026 put the Apollonioi unit, which covers Sivota and Vasiliki, at around €4,750 per square metre, the highest of the island's units, and agencies quote €3,500–5,500 per square metre for pool villas here. As an indicative band, a contemporary villa on Lefkada is offered at €1.9–3.8 million and waterfront from about €2.5 million. Searches for a villa or house for sale in Sivota are among the most frequent for the island.
