The bay

The beach curves between the headland and the cliffs with the road running behind it and the settlement strung along that road. Afionas sits on the headland above the northern end, a village of stone houses with views over both this bay and Arillas; Pagi, the village that gives the beach its name, is in the hills above. Paleokastritsa is to the south, reached by road through the hills rather than along the coast.

Property and prices

Property here is mostly villas with pools on the slopes at either end of the bay, apartments and small houses along the beach road, and stone houses in Afionas and Pagi, some of them in need of renovation, with plots in the olive groves behind. German-speaking buyers are well represented on this coast, alongside British and Dutch, and they tend to look for quality of build and garden rather than scale. Portal averages in 2026 put the Agios Georgios municipal unit, which includes Afionas, Arillas and Pagi, at around €2,100 per square metre. The indicative bands for the north of the island are a fair guide: €0.5–1.2 million for a new villa with pool, €0.25–0.6 million for a renovated stone house and €80,000–300,000 for a plot with permit, and land in the groves behind the coast at €40–120 per square metre.
