Nissaki is a small coastal settlement on Corfu's north-east coast, about forty minutes from the airport, where Mount Pantokrator drops steeply to the sea and the coast road runs high above a string of small pebble coves. It is the southern end of the prime north-east strip, with villas on the slopes, a few tavernas by the water and Barbati and Ipsos to the south. It suits buyers who want the north-east coast with a shorter drive to town.

Setting
The coves around Nissaki, Kaminaki to the north and Krouzeri to the south, are reached by steep lanes from the coast road, and most houses sit on the terraces between the road and the water, looking east across the strait. The mountain behind is the highest on the island, and the villages on its lower slopes are older than anything on the shore. Kalami and Agni lie a few minutes to the north; Corfu Town is a little over half an hour to the south.

Nissaki's stock is mostly villas with pools on the slopes either side of the coast road, some with steps to a private cove, along with older houses in the olive groves and the occasional plot with permit. British buyers have been the mainstay here for decades, many of them families who rented here for years before buying. Portal averages in 2026 put the Faiakes municipal unit, which covers Nissaki, Barbati and Ipsos, at around €3,900 per square metre, up close to 25% on the year, the sharpest rise of any unit on the island; agency asking prices for sea-view villas at Nissaki run at €4,500–7,000 per square metre. The north-east coast's indicative bands hold: a new villa with pool at €1.3–4 million and a renovated stone house at €0.6–1.5 million.
