Two villages

The main road carries the shops, bars and apartment blocks of the resort, with lanes running down to the beach and the river. Ano Moraitika, a few minutes up the hill, is a different place, an old village of narrow streets and stone houses where the tavernas serve the people who live there as much as visitors. Messonghi lies across the river to the south, Benitses up the coast to the north, and the road inland leads to Agios Mattheos and the hills.

Property and prices

Moraitika offers apartments in the resort, houses and villas with pools on the slopes below Ano Moraitika, stone houses in the upper village and plots in the olives. It is a value market with a British lean, suited to retirement and semi-retirement budgets. Portal averages in 2026 put the Melitieoi municipal unit, which covers Moraitika, Messonghi and Agios Mattheos, at around €3,400 per square metre, up about 14% on the year; agency guidance for the south coast is lower, at €2,000–2,800 per square metre, and the two figures bracket what is asked here. As indicative bands for the south, a sea-view apartment is €0.12–0.25 million, a renovated stone house €0.18–0.45 million and a new villa with pool €0.45–0.9 million.
