Property for sale in Kerasia, Corfu
Kerasia is a long, quiet pebble beach on Corfu's north-east coast between the Erimitis headland and Agios Stefanos, roughly an hour from the airport, reached by a lane that winds down through olive groves from the Kassiopi road. There is no village, only a taverna by the water in summer, the boats that anchor off the beach and houses set well apart in the groves and on the slopes. It suits buyers who want privacy on the prime coast.

The bay
Kerasia faces north-east across the strait, with wooded slopes behind it rising towards the Kassiopi road and the headland of Agios Stefanos closing the bay to the south. The lane down is narrow and the beach is larger than the number of people who use it. Agios Stefanos, with its harbour, is the next bay south; Avlaki and Kassiopi lie to the north, and the marina at Imerolia, confirmed in 2026, is a short drive away.
Property
Houses at Kerasia are few, generally set on large plots in the olives, and sales are as often by introduction as by advertisement. What does appear is usually a villa on the slopes with a view of the strait, occasionally a plot with an existing permit. The market is British-led, as it is all along this coast, and the bay's seclusion is the reason people pay for it. Portal averages in 2026 put the Kassiopi municipal unit, which includes Kerasia, at around €4,700 per square metre, the island's highest, up about 15% on the year; agency asking prices for sea-view villas on the north-east coast are €4,500–7,000 per square metre, and waterfront land is valued at more than €250 per square metre. Indicatively, a new villa with pool on this coast is €1.3–4 million and a renovated stone house €0.6–1.5 million.
