Property for sale in Messonghi, Corfu

Messonghi is a village at the mouth of the river of the same name on Corfu's south-east coast, about half an hour from the airport, on the south bank facing Moraitika across the water. It is smaller and quieter than its neighbour, with a beach, a few tavernas, olive groves behind and the coast road south towards Boukari and Petriti. It suits buyers who want a low-key base on the south coast with the beach at the end of the lane.

The village

The river is the boundary: Moraitika's resort is on the north bank, Messonghi's village on the south, and a bridge on the main road joins them. The beach faces east across the strait, and the coast road leaves the main road here to follow the shore to Boukari, a stretch of small harbours and fish tavernas that has stayed largely undeveloped. Inland, the road climbs to Agios Mattheos beneath its mountain.

Property and prices

The property at Messonghi is houses and apartments in and around the village, villas with pools in the groves and on the low slopes behind, older houses for renovation and plots. Buyers are mostly British and Irish on retirement and semi-retirement budgets, looking for a two- or three-bedroom house with a pool that does not cost what the north-east does. Portal averages in 2026 put the Melitieoi municipal unit, which includes Messonghi with Moraitika and Agios Mattheos, at around €3,400 per square metre, up 14% on the year; agency guidance for the south, which names Messonghi, is €2,000–2,800 per square metre. As indicative bands, a renovated stone house is €0.18–0.45 million, a new villa with pool €0.45–0.9 million and a plot with permit €60,000–200,000; inland plots are priced at €40–120 per square metre.
