Agios Stefanos Sinion, the north-eastern one, is a small fishing harbour in a deep, sheltered bay facing Albania across the narrowest stretch of the strait, roughly an hour from Corfu airport. It should not be confused with the Agios Stefanos in the north-west of the island. The bay has houses on the water, villas on the wooded slopes above, and a long history of British owners who return every summer.

The bay

Agios Stefanos is reached by a lane that drops from the coast road through olive groves to a curved waterfront of houses, boats and a small quay. It is one of the quietest of the north-east bays and, because the water is deep and sheltered, one of the most practical for anyone who keeps a boat. Kerasia lies to the north along the coast, Avlaki and Kassiopi beyond it, and Kalami and Kouloura to the south.

The market

Houses on the waterfront itself change hands rarely and mostly by introduction. What comes to the open market is generally a villa on the slopes above the bay, sometimes with a mooring, occasionally a plot with an existing permit. Buyers are overwhelmingly British, often families who have rented here for years, with Israeli and other international interest growing since 2025. Portal averages in 2026 put the Kassiopi municipal unit, which includes Agios Stefanos, at around €4,700 per square metre, and agency asking prices for sea-view villas on this coast are typically €4,500–7,000 per square metre. Indicatively, expect €1.3–4 million for a new villa with pool and €0.6–1.5 million for a renovated stone house.
