Barbati is a long pebble beach at the foot of Mount Pantokrator on Corfu's north-east coast, a little over half an hour from the airport, where the coast road from Ipsos begins to climb and the hillsides fill with cypress and olive. It marks the start of the north-east villa coast, closer to town than Nissaki or Kalami and busier in summer than either. It suits buyers who want a beach they can walk to, with the views of the prime coast and prices a step below Kassiopi.

The beach and the hill
The beach runs below the road, with tavernas and sunbeds in summer and a scatter of apartment blocks and houses between the shore and the tarmac. The property that interests foreign buyers is mostly above the road, on the steep slopes below Spartylas, where villas look down the coast towards Corfu Town and across to the mainland. Ipsos and its services are a few minutes to the south, Nissaki a few minutes to the north.
Property and prices
Barbati has villas with pools on the hillside, a number of them recent, older houses in the groves, apartments in the small blocks near the beach and a limited number of plots. It shares its market with Nissaki: British-led, with families who holiday on this coast year after year. Portal averages in 2026 put the Faiakes municipal unit, which includes Barbati, at around €3,900 per square metre, a rise of almost a quarter on the year and second only to Kassiopi among the island's units. Sea-view villas here are asked at similar levels to Nissaki, in the region of €4,500–7,000 per square metre, and the indicative bands for the north-east coast apply: €1.3–4 million for a new villa with pool, €0.6–1.5 million for a renovated stone house and plots with permit from about €250,000. Sea-view apartments, scarce on this coast, are indicatively €0.3–0.7 million.
