Property for sale in Sidari, Corfu

Sidari is the largest resort on Corfu's north coast, about an hour from the airport, known for the sandstone formations of the Canal d'Amour and for long, shallow sandy beaches that suit families. It is lively through the summer and much quieter in winter, though a resident expatriate community keeps part of it open. It suits buyers who want an affordable house or apartment near sandy beaches rather than the seclusion of the east coast.

Islands

The resort and its hinterland

Sidari's centre is a busy main street of bars, shops and apartment blocks a few hundred metres from the beach, and the coast either side is a series of sandy coves cut into low sandstone cliffs. The villages behind, Peroulades on the cliffs to the west and Avliotes and Karousades on the rises inland, are older and more Corfiot, with stone houses and tavernas in their squares. Cape Drastis, the island's north-western tip, lies beyond Peroulades.

Property and prices

Sidari has a large supply of apartments and small villas built for holiday letting, alongside houses with gardens on the edge of the resort and stone houses in the villages behind. Plots are plentiful. It is a value market rather than a prestige one, and buyers are mostly British, drawn by the beaches and by the expatriate community already in place. Portal averages in 2026 put the Esperies municipal unit, which covers Sidari, Peroulades, Avliotes and Karousades, at around €2,050 per square metre, effectively flat on the year while most of the island rose. Indicatively, a sea-view apartment in the north is €0.15–0.3 million, a renovated stone house €0.25–0.6 million, a new villa with pool €0.5–1.2 million and a plot with permit from about €80,000.
