Kassiopi is the harbour village at the north-eastern tip of Corfu, about an hour from the airport, where the coast road ends and the small bays of the strait begin. The village and the coast
Kassiopi sits on a headland with a cove on either side and the Albanian mountains across the water. The village keeps its shops, harbour and services through the winter, which sets it apart from the smaller bays to the south. The hillsides behind and towards Avlaki carry the villas that have made this coast the address of choice for British buyers for two generations, and the marina at Imerolia, confirmed in 2026 with more than 240 berths, is the most significant piece of infrastructure the north-east has seen in decades.
What is for sale
The stock is mostly villas with pools on the slopes, a number of them built in the last ten years, alongside older stone houses and a small supply of permitted plots. Portal averages in 2026 put the Kassiopi municipal unit at around €4,700 per square metre, up some 15% on the year and the highest on the island; agency asking prices for sea-view villas on this coast run higher, commonly €5,000–8,000 per square metre. As indicative bands, a new villa with pool is €1.3–4 million, a renovated stone house €0.6–1.5 million, and a plot with permit from €250,000, with waterfront land well above €250 per square metre.
