Kalami is a horseshoe bay on Corfu's north-east coast, a little under an hour from the airport, known to a generation of readers as the place where Lawrence Durrell lived in the White House on the water. It is a small, wooded bay with a pebble beach, a handful of houses at sea level and villas on the steep slopes above. It suits buyers who want the classic north-east view without being far from Kassiopi's services.

Setting

The bay is reached by a steep lane from the coast road, with the village of Gimari above and the tiny harbour of Kouloura round the next headland. The hillside is dense with cypress and olive, and most houses look straight across the strait to Albania. Agni, with its waterfront tavernas, is a short walk or boat ride to the south; Kassiopi is about fifteen minutes by car.

Property

Kalami's houses are a mix of older villas from the 1970s and 1980s, some now substantially rebuilt, and newer stone-clad villas with pools on the upper slopes. Waterfront property is extremely scarce. Buyers here are predominantly British, and a good number have holidayed in the bay for years before buying. Portal averages in 2026 put the Kassiopi municipal unit, which includes Kalami, at around €4,700 per square metre, with agency asking prices for sea-view villas on this coast in the range of €5,000–8,000 per square metre. As a guide, a renovated stone house here is offered at €0.6–1.5 million and a new villa with pool at €1.3–4 million.
