The village

The road up from Ano Korakiana climbs through a series of tight bends to the village, which sits on a ridge with the east coast and the strait on one side and the hills of the interior on the other. The houses are of stone, close-packed along narrow lanes, and the countryside around is olive and cypress. Zygos and Troumpeta are the neighbours along the ridge road, and Ipsos and Dassia are below on the coast.

Property and prices

This is a renovation market. What comes up is stone village houses, some of them ruins, with the occasional restored house and a few plots on the edges of the village. Buyers are the value and renovation kind, British and German-speaking, and increasingly Greek-diaspora families with roots in the island's villages, who want a stone house in a living village rather than a villa on the coast and are prepared to do the work. There is no portal average for the village itself; agency guidance for Corfu's interior villages is €1,600–2,200 per square metre, well below the island-wide average of around €3,000, and land away from the coast is valued at €40–120 per square metre. Renovation costs, and the time a permit takes, matter more to the sums here than the purchase price.
