Property for sale in Kanoni, Corfu
Kanoni is the peninsula immediately south of Corfu Town, a few minutes' drive from the centre and next to the airport, where the road ends at a viewpoint above the Vlacherna monastery on its causeway and the islet of Pontikonisi. It is a residential district of apartment buildings and hotels on a wooded hill, with the lagoon on one side and the open sea on the other. It suits buyers who want a sea-view apartment with the town within reach and no need for a car every day.

Area guide
The peninsula
Kanoni takes its name from the gun once placed at the viewpoint, and the view from it, of the monastery, the islet and the aircraft coming in low over the causeway, is the one most visitors know. The runway lies on the lagoon immediately below, and anyone considering a purchase should spend time here at different hours to judge the noise for themselves. Behind the viewpoint the hill carries hotels, apartment blocks and a few older houses in gardens; the Mon Repos estate and the ruins of the ancient city lie between Kanoni and the town.
Property and prices
What is for sale at Kanoni is almost entirely apartments, many with views over the lagoon or across to the mainland, with the occasional house. It is a year-round address for buyers who want a base near the town and the airport rather than a villa in the north, and the town unit shows the highest rental values on the island in the 2026 portal data. Portal averages in 2026 put the Corfu town municipal unit, which includes Kanoni, at around €3,400 per square metre, up 8% on the year; agency guidance for near-town apartments, Kanoni among them, is €2,200–3,200 per square metre and for houses €3,000–5,000. Indicatively, a sea-view apartment in the town and Kanoni is €0.2–0.5 million.
