Avlaki is a wide, open bay of white pebbles a short distance east of Kassiopi on Corfu's north-east coast, about an hour from the airport. There is no village as such, only a scattering of houses in the olive groves behind the beach and villas on the slopes, which is exactly why people look here. It suits buyers who want Kassiopi's shops and harbour within a few minutes but none of its summer traffic.

The bay

The beach at Avlaki is longer and more exposed than the coves further south, with the wooded Erimitis headland closing it to the east. Behind it the land is flat for a short way and then rises through old olive terraces, and it is on these terraces that most of the property sits. Kassiopi, with its harbour and the new marina at Imerolia, is a few minutes by car; Agios Stefanos lies on the far side of the headland.

Supply and prices

Avlaki has always been thinly built, and that is unlikely to change quickly. The Erimitis land beside the bay, contested for more than a decade, was sold in 2024 to investors who have said they intend a smaller scheme than the one originally proposed, though no permit or timetable had been published by 2026. Separately, a group of permitted villa plots at Avlaki changed hands in early 2026, which adds a little approved supply on the hill. Portal averages in 2026 put the Kassiopi municipal unit at around €4,700 per square metre; agency asking prices for sea-view villas on this coast run at €4,500–7,000 per square metre, and a plot with permit starts at about €250,000.
