Property for sale in Roda, Corfu

Roda is a former fishing village on Corfu's north coast, a few minutes west of Acharavi and about an hour from the airport, with a small harbour, a long shallow beach and a resort that grew up around the old lanes from the 1970s onwards. It is quieter than Sidari and less of a town than Acharavi, and its beach faces the open sea to the north. It suits buyers looking for a modest house or apartment near the sand in a place with a village at its core.

The village

The old part of Roda is a few streets of low houses around the harbour, with tavernas along the front; the resort spreads west and east of it along the beach road. The land behind is flat and given over to olives, with the hill villages of the north on the first rises to the south. Acharavi's shops and services are a short drive east, and the road over the island to Corfu Town leaves from there.

Property

What comes to market at Roda is mostly apartments and small houses in and around the resort, villas with pools on the flat land and gentle slopes behind, and plots. Older houses in the village core are occasionally offered for renovation. Buyers are largely British, with the north's established expatriate community setting the tone, and budgets are well below those of the north-east. Portal averages in 2026 put the Thinalio municipal unit, which includes Roda alongside Acharavi, at around €2,700 per square metre. As indicative bands for the north coast, a sea-view apartment is €0.15–0.3 million, a renovated stone house €0.25–0.6 million, a new villa with pool €0.5–1.2 million and a plot with permit €80,000–300,000; land away from the sea is valued at €40–120 per square metre.
