Benitses is an old fishing village on Corfu's east coast, about twenty minutes south of the town and the airport, where a harbour and a line of tavernas sit below steep, wooded slopes and the Achilleion palace stands in the hills above at Gastouri. It had a loud reputation as a resort in the 1980s and has since gone quiet, and its harbour is one of those named in the 2026 national marina programme. It suits buyers who want a village with a harbour close to town.

The village
The old core is a few lanes of houses running back from the harbour, with the newer village strung along the coast road on either side. The slopes behind rise sharply to Gastouri and the Achilleion, built for the Empress Elisabeth of Austria and later owned by Kaiser Wilhelm II, and the road along the coast continues south to Moraitika. Studies for a marina at Benitses were under way in 2026, one of several Ionian ports in a €260 million national programme.
Property and prices
Property at Benitses is mostly houses in and above the village, some of them old and in need of work, apartments along the front and on the slopes, villas with pools on the hillside towards Gastouri, and plots. Buyers are largely British and value-minded, the kind who want a two- or three-bedroom house with a pool within reach of town. Portal averages in 2026 put the Achilleio municipal unit, which covers Benitses, Gastouri and Perama, at around €2,540 per square metre, up about 12% on the year; agency guidance for the south, which names Benitses, is €2,000–2,800 per square metre. As indicative bands, a renovated stone house is €0.18–0.45 million, a new villa with pool €0.45–0.9 million and a sea-view apartment €0.12–0.25 million.
