Kavos is the resort at the southern tip of Corfu, about an hour from the airport, a long strip of bars, clubs and apartments along a single road behind a sandy beach. In July and August it is the island's young party resort; in winter it closes almost entirely, and beyond it the road runs out into the woods and cliffs of Cape Asprokavos. It suits buyers who want a letting investment priced accordingly, or land near the empty coast beyond the strip.

The strip and the cape

Kavos is one road, with the beach on one side and the bars, hotels and apartment blocks on the other, running south from Lefkimmi until the buildings stop. Beyond, a track leads to the beach at Arkoudilas and the ruined monastery on the cape, and the coast around the tip is as quiet as the resort is loud. Lefkimmi's shops, port and river are a few minutes to the north.

Property and prices

What is for sale is mostly apartments and small blocks built for the letting trade, houses on the land behind the strip, and plots and groves between Kavos and Lefkimmi and towards the cape. It is not a coast for a luxury villa, and the buyers are value and yield buyers, British or Greek for the most part, who understand the season they are buying into. Portal averages in 2026 put the Lefkimmi municipal unit, which includes Kavos, at around €1,770 per square metre, down almost 4% on the year and among the lowest on the island. Agency guidance for the south is €2,000–2,800 per square metre, and the indicative bands are €0.12–0.25 million for a sea-view apartment, €0.18–0.45 million for a renovated stone house and €60,000–200,000 for a plot with permit, with land back from the shore at €40–120 per square metre.
