The town
The old town is a dense grid of tall Venetian houses on narrow streets known as kantounia, between the Old Fortress on its promontory and the New Fortress above the port. Outside the walls, Garitsa curves round the bay to the south with neoclassical houses and apartment blocks facing the sea, and Mantouki lies behind the port to the north. The airport is at the edge of the town by the lagoon, and a megayacht marina at the port, with 410 berths for yachts of up to 140 metres, had its concession ratified in late 2025.
Property and prices
Property here is apartments and townhouses rather than villas: Venetian houses in the old town, some divided into flats and some whole, apartments with sea views at Garitsa and on the Kanoni road, and newer apartments in the suburbs. Buyers include Greek-diaspora families and retirees who want somewhere usable in winter, Israeli buyers looking for a flat near the airport that can be let, and a proportion of Italians. Portal averages in 2026 put the Corfu town municipal unit, which includes Kanoni, Garitsa and Mantouki, at around €3,400 per square metre, up 8% on the year. Indicatively, a Venetian townhouse in the old town is €0.4–1.5 million and a sea-view apartment €0.2–0.5 million, or €3,000–4,500 per square metre.
