The setting
The road from Corfu Town arrives at the harbour cove, and boats run from there to the sea caves and to coves that cannot be reached by road. The monastery on the headland, the beaches below Lakones and the view from the road above are what bring visitors; the houses are scattered on the slopes among cypress and olive and along the valley back towards Liapades and Doukades, which is also where the year-round life is.
Property and prices
Supply is limited: villas with pools on the hillsides above the coves, older houses and apartments around the harbour, plots on the slopes and renovation projects in the villages behind. Buyers on this coast are a mix of British, German-speaking and Dutch. Portal averages in 2026 put the Palaiokastritsa municipal unit, which covers Lakones, Liapades and Doukades, at around €1,680 per square metre, but the figure rests on a small sample weighted towards plots and renovation stock and should be read as a floor rather than a market average; agency guidance for the west coast is €2,500–4,000 per square metre.
