Ipsos is a long strip of beach on Corfu's east coast within twenty minutes of the airport, where the coast road runs beside the sea for the length of the resort with bars, apartments and tavernas on its landward side and Mount Pantokrator rising behind. It is a lively place in summer and the last flat ground before the coast turns steep at Barbati. It suits buyers who want an affordable base with the north-east coast beginning at the end of the road.

The strip and the hills
The resort is thin, one road deep for most of its length, and the property that interests buyers is mostly above it: on the slopes at Pyrgi at the northern end, where the road to Spartylas and the mountain begins, and in the villages of the hill behind, Agios Markos and Ano Korakiana, with their stone houses and long views over the strait. Dassia lies to the south, Barbati and the villa coast to the north.
Property and prices
Ipsos has apartments and small blocks along and behind the front, houses and villas on the slopes with sea views, stone houses in the villages above and plots on the hill. It is the entry point to the Faiakes municipal unit, which runs from here north through Barbati and Nissaki. Portal averages in 2026 put the Faiakes unit at around €3,900 per square metre, up almost 25% on the year; the figure is a unit-wide average and reflects the villa stock further north as much as Ipsos itself. Sea-view villas on the north-east coast are asked at €4,500–7,000 per square metre by agencies, while near-town apartments, a closer comparison for the front at Ipsos, are €2,200–3,200, and houses in the near-town belt €3,000–5,000.
